U.S. Office Market Highlights from BOMA’s
2006 Experience Exchange Report (EER)

| Rent in the U.S. office market decreased slightly in 2005, lowering Net Operating Income (NOI) in the private sector from $14.15 in 2004, to $13.03 in 2005. Fortunately, overall job growth continued its upward trend as office occupancy rose from 88.7 percent in 2004, to 89.7 percent in 2005.
Although the dollar amount spent on different expense line items provides a mixed picture, the expense data in the 2006 EER indicates that the total operating expenses increased by 3.8 percent from $6.32 in 2004, to $6.56 in 2005, and total expenses (Operating plus Fixed) decreased slightly by .03 percent from $9.74 in 2004, to $9.71 in 2005.
Additionally, the trend to increase efficiency while decreasing administrative costs continued from the last three years with administrative costs decreasing by 3.2 percent.
